1. Who we are and what we do
Appeal Squad LLC ("Appeal Squad," "we") operates appealsquad.com, a service that prepares residential property tax assessment appeal documents for homeowners in Philadelphia, Pennsylvania. We prepare the City's Real Estate Market Value Appeal form and a supporting evidence packet from public City data and information you provide, and, if you purchase the filing service, we transmit your signed appeal to the Board of Revision of Taxes (BRT) at your direction.
2. We are a document preparer, not your lawyer or agent
Appeal Squad is not a law firm, does not provide legal advice, and is not your attorney or authorized representative. You are self-represented in your appeal and remain the filer of record. All notices, hearing dates, and decisions come to you directly from the City, and responding to them is your responsibility. Our analysis is an estimate based on public data and your inputs; it is not an appraisal and not a guarantee of any outcome.
3. No outcome guarantee
The BRT and the Office of Property Assessment decide appeals; we do not control the result. An appeal can result in a lower, unchanged, or higher assessment. Where our analysis does not support a reduction, we tell you so before you pay. Fees are for document preparation and (if purchased) transmission — not for a result.
4. Fees and refunds
The document fee is $49.99 (one time, per property, per tax year) and unlocks your completed appeal form and evidence packet. The optional filing service is $19.99 and covers digital signature and transmission of your signed appeal to the BRT with written confirmation to you. If we make a filing error that gets your appeal dismissed, we refund every fee in full. If we fail to deliver your documents, or you purchased the filing service and we fail to transmit your signed appeal before the deadline through our own error, we will refund the affected fee in full. Because the analysis is shown free before payment, fees are otherwise non-refundable once documents are delivered.
5. Your responsibilities
You confirm that you are the owner of the property (or authorized by the owner), that the information you provide — including property condition, repair estimates, and photographs — is true and accurate, and that you have reviewed the completed application before signing it. Deadlines are yours to meet: for Tax Year 2027, the BRT must receive appeals by 2026-10-05. If you choose the filing service, sign promptly; we transmit within 2 business days of your signature and cannot transmit what has not been signed.
6. Limitation of liability
To the fullest extent permitted by law, our total liability for any claim arising from the service is limited to the amount you paid us for the affected appeal. We are not liable for indirect or consequential damages, for decisions of the City, the OPA, or the BRT, for errors in public data sources, or for missed deadlines caused by information or signatures provided to us late.
7. Service scope
We currently serve residential properties in Philadelphia, Pennsylvania only, for home property tax assessment appeals only. We may decline or refund any order we cannot serve properly.
8. Disputes and governing law
These terms are governed by Pennsylvania law. Before any formal dispute, contact us at hello@appealsquad.com — most issues are fixable quickly.
9. Changes
We may update these terms; the version posted at appealsquad.com/terms at the time of your purchase applies to that purchase.
